Partnership offers help to local house builders

Local house builders are being alerted to a new fund that could help them develop property projects in Amber Valley.

Lloyds Banking Group and the Homes and Communities Agency have provided £100m, which will be invested by The Housing Growth Partnership to help small and medium sized builders develop new housing.

House builders who can demonstrate the following may attract capital investment by the Partnership.-

  • A proven track record in land buying, design, marketing and sales of new homes
  • Delivery of on average, 10-100 single unit completions per annum over the past 3 years
  • Cover from an acceptable insurance guarantee, and a satisfactory health and safety record

Criteria for investment include…

  • Minimum of 5 units and a maximum of 75 units
  • Gross development value between £0.75m and £12m

The Partnership says it invests capital in projects alongside the house builder and shares in both the risk and profit upside. The house builder’s contribution can be in the form of cash and/or development land.

Commented Councillor David Taylor, Portfolio Holder for Housing and Public Health: “This new initiative could provide a helping hand for local house builders and be the difference between a project stalling and going ahead. We would like to think there are Amber Valley builders who will be able to take advantage.”
