Presenting the facts about possible future housing locations in Amber Valley

 

This 10 slide presentation seeks to answer many of the questions raised by the public about the need for housing in Amber Valley and around the Core Strategy.

A special working group was held in February 2012 to give residents the opportunity to raise any concerns or ask questions about the two strategic sites which have been identified for possible locations for future housing in Swanwick. However, this presentation is relevant to any of the strategic locations identified throughout Amber Valley. A Significant Opportunity For Development On A Strategic Scale At Denby

 

We are now seeking your views on the potential for development in the form of a 'new settlement' at Denby to assist in meeting the housing needs of the Borough.

 

Options For Housing Growth

The Local Plan (otherwise known as the Core Strategy) is required to show where large housing and other development will take place to meet the needs of our growing population up to 2028.

Under a proposed new law on 'localism' currently going through Parliament, rigid government targets stipulating the amount of new homes to be built in local areas would be removed. For the Derby Housing Market  Area , these targets are set out in the East Midlands Regional Plan.

Instead local people are being encouraged to become more involved in talking to their council about how the places where they live should change and grow.

The Coalition Government has made it clear, however, that its policy is one of development and growth as well as preserving important green spaces. The Government is also proposing that communities accepting growth should benefit from new investment in local infrastructure and services.

Whilst the East Midlands Regional Plan therefore sets the scene for our Local Plan , we also need to be mindful that the emerging Localism Bill may require the Council to re-consider how much housing will be needed up to 2028 and the general locations where it should and (shouldn't) be located. This document seeks your views on the amount of new housing needed over the next 15 years or so, and the places in which it should be built. There is also the opportunity here to submit your comments.

Continued Community Consultation 

We are proposing a period of on-going engagement with communities prior to drawing up a draft plan for formal consultation. This period of engagement will run through most of this year. We then hope to produce a draft plan for consultation in early 2012 prior to submission to the Planning Inspectorate for Examination. This timetable may need to be reviewed as the year progresses.

Results of the Have Your Say Consultation

From 1st February 2011 we ran  a series of events to explain the changes that will be happening and help us establish the current and future issues in the area. We  were asking people to tell us what they think and if we identified the right issues for local communities following our initial consultation in 2008. Core Strategy Issues & Options Document

From January to May 2010, consultation took place on a Core Strategy Issues & Options document. However, this document was based primarily on what is contained in the East Midlands Regional Plan, which is very likely to be revoked when the Localism Bill becomes law. For the Local Plan to be sound, it is therefore essential that when it is subject to a Public Examination, it is based on up to date evidence not connected with the Regional Plan. Core Strategy Issues and Ideas Document
