Cinderhill decision delayed

An application for permission to build at Cinderhill in Denby will not be determined until later this year.

Carl Whysall, the Council’s Director of Borough Development, said : ‘We had hoped to make a decision about the application in February. Unfortunately this was not possible. There are still a number of complex issues that we need to resolve, particularly with the Environment Agency and the Highways Agency. Quite when these matters will be finalised is not clear.’

Mr Whysall continued : ‘Officers need to fully assess the proposal before they can present the application to the Planning Board with a recommendation on how they consider the application should be determined, in accordance with the development plan. The Council is aware of the sensitivity of this application and so a further press release will be issued providing details of when and how the application will be considered.’

The Cinderhill planning application has been submitted to the Council by the Banks Group and the Commercial Estates Group. If approved, the Cinderhill scheme will provide :

  • thirty hectares of employment land with an estimated 3,000 jobs for the area ;
  • three hundred new homes ;
  • community facilities including shops, a community centre and a pub-restaurant ;
  • remediation of the former tar pits on the site; and
  • landscaping of the area.

The Cinderhill site at Denby Bottles is situated between the B6179 (Derby Road) and the A38 road.

The Cinderhill site is approximately 273 acres (around 110 hectares) in size. Of that, approximately 212.5 acres (around 86 hectares) has been allocated for development. The remainder of the site is made up of land to the west of the A38 trunk road where the developers are proposing to construct part of a new road junction on to the A38 and some temporary roads for site traffic. No development is planned for this land.

Within the 212.5 acres (86 hectares) allocated for development at Cinderhill almost 100 acres (40 hectares) will be open spaces and will remain undeveloped. This means around 114 acres (around 46 hectares) of the Cinderhill site will actually be developed.
