Cinderhill decision deferred

A decision on the proposed development of the Cinderhill site near Denby has been deferred.

The planning application to develop the site for business, hotel, residential, ancillary retail and community use was considered by Amber Valley Borough Council’s Planning Board at a meeting last night at Ripley Town Hall.

Earlier in the day, the Planning Board had visited a number of locations within the site to view key features of the development from the highways and public footpaths in the area.

The purpose of the inspection was for Members of the Planning Board to gather information and see the site first hand before coming to a decision. Members of the public also attended the site visit locations and the evening meeting, and were given opportunity to speak and raise issues with members of the Planning Board.

The Chairman, Councillor Jack Brown, said “The Council has asked the applicant for more information in support of its Environmental Statement, specifically in respect of noise and air quality.

“Before determining the application the Board must be satisfied that the Environmental Statement deals with all the significant environmental effects that the application is likely to give rise to, and the mitigation measures that are proposed.

"The Planning Board was advised that it would be wise to request this information at this stage, and so it decided to defer the decision.”

A final decision is expected before Christmas 2007.

Notes for editors

The Cinderhill planning application has been submitted to the Council by the Banks Group and the Commercial Estates Group. It proposes :

  • thirty hectares of employment land with an estimated 3,000 jobs for the area ;
  • three hundred new homes ;
  • community facilities including shops, a community centre and a pub-restaurant ;
  • remediation of the former tar pits on the site; and
  • landscaping of the area.

The Cinderhill site at Denby Bottles is situated between the B6179 (Derby Road) and the A38 road.

The Cinderhill site is approximately 270 acres (around 109 hectares) in size. Of that, approximately 212.5 acres (around 86 hectares) has been allocated for development. The remainder of the site is made up of land to the west of the A38 trunk road where the developers are proposing to construct part of a new road junction on to the A38 and some temporary roads for site traffic. No development is planned for this land.

Within the 212.5 acres (86 hectares) allocated for development at Cinderhill almost 100 acres (40 hectares) is open space to remain undeveloped. This means around 114 acres (around 46 hectares) of the Cinderhill site can actually be developed. The tar pits cover 2 hectares.
