Have your say on Cinderhill

Members of the public are invited to register to have their say on the proposed development of the Cinderhill site near Denby.

The planning application to develop the site for residential, business, retail and community use will be considered by Amber Valley Borough Council’s Planning Board on 25 September 2007 at 6pm at Ripley Town Hall.

Earlier in the day, the Planning Board will inspect a number of locations within the site to view key features of the development from the highways and public footpaths in the area.

The purpose of the inspection is for Members of the Planning Board to gather information and see the site first hand before coming to a decision. Members of the public can attend the site visit locations and will, if time is available, be given the opportunity to make factual statements to the Planning Board. They will not be allowed to ask questions of the Planning Board or officers of the Council. The itinerary for the inspection is as follows:

  • 1pm – Public footpath near Hill Top Farm
  • 2pm (approx) – Viewing of the Tar Pits from the northern end of Brickyard Lane
  • 3pm (approx) – Denby Institute and Riverside
  • 4pm (approx) – Park Hall Road

With public seating in the Council Chamber restricted to 50, members of the public wishing to attend the meeting must register in advance, indicating if they wish to speak, by writing to Sue Hewkin, Amber Valley Borough Council, PO Box 15, Town Hall, Market Place, Ripley, Derbyshire DE5 3XE. Applications must be received no later than noon on Monday, 17 September 2007.

With an hour set aside for public speaking, and speakers restricted to a maximum of five minutes, the list of speakers will be prepared on a first come, first served basis. Those people who are successful with their application will be notified.

In addition to the 50 public places, Denby, Holbrook and Kilburn Parish Councils, the Cinderhill Opposition Group and the Kilburn Area Preservation Group will also be allocated a seat for an appointed spokesperson.

Notes for editors

The Cinderhill planning application has been submitted to the Council by the Banks Group and the Commercial Estates Group. It proposes :

  • thirty hectares of employment land with an estimated 3,000 jobs for the area ;
  • three hundred new homes ;
  • community facilities including shops, a community centre and a pub-restaurant ;
  • remediation of the former tar pits on the site; and
  • landscaping of the area.

The Cinderhill site at Denby Bottles is situated between the B6179 (Derby Road) and the A38 road.

The Cinderhill site is approximately 273 acres (around 110 hectares) in size. Of that, approximately 212.5 acres (around 86 hectares) has been allocated for development. The remainder of the site is made up of land to the west of the A38 trunk road where the developers are proposing to construct part of a new road junction on to the A38 and some temporary roads for site traffic. No development is planned for this land.

Within the 212.5 acres (86 hectares) allocated for development at Cinderhill almost 100 acres (40 hectares) is open space to remain undeveloped. This means around 114 acres (around 46 hectares) of the Cinderhill site can actually be developed.
