Consultation on Cinderhill Environmental Statement

Members of the public are invited to have their say on additional assessments made regarding the proposed development of the Cinderhill site near Denby.

A decision on the planning application submitted by Banks Development was deferred at the meeting of the Planning Board on 25 September, pending the submission of further information relating to the Environmental Statement.

Carl Whysall, Director of Borough Development at Amber Valley Borough Council said: “We have asked the applicant for more information relating to its Environmental Statement, specifically in respect of noise and air quality. Before determining the application, the Council needs to be fully satisfied that the Environmental Statement deals with all the significant environmental effects that the application is likely to give rise to, and the mitigation measures that are proposed.

“We have now received the applicant’s assessments on noise and air quality and are in the process of undertaking formal consultation on the documents before making a decision on the application.

“The purpose of this consultation is to give people the opportunity to view and comment on this further information relating to noise and air quality. All earlier representations made in relation to the planning application have been documented and will be taken into account.”

The Environmental Statement is available on the Amber Valley Borough Council website www.ambervalley.co.uk

Members of the public have until 13 November to submit representations on this information – a period of 21 days against the usual 14 days. Representations must be submitted in writing to Robert Reid, Amber Valley Borough Council, PO Box 18, Town Hall, Market Place, Ripley, Derbyshire DE5 3SZ.

The Planning Board will convene on 3 December to determine the planning application. The agenda papers will be published on the Council’s website www.ambervalley.gov.uk prior to the meeting. Paper copies will also then be available from Sue Hewkin at the above address.

Notes for editors

The Cinderhill planning application has been submitted to the Council by the Banks Group and the Commercial Estates Group. It proposes :

  • thirty hectares of employment land with an estimated 3,000 jobs for the area ;
  • three hundred new homes ;
  • community facilities including shops, a community centre and a pub-restaurant ;
  • remediation of the former tar pits on the site; and
  • landscaping of the area.

The Cinderhill site is approximately 273 acres (around 110 hectares) in size. Of that, approximately 212.5 acres (around 86 hectares) has been allocated for development. The remainder of the site is made up of land to the west of the A38 trunk road where the developers are proposing to construct part of a new road junction on to the A38 and some temporary roads for site traffic. No development is planned for this land.

Within the 212.5 acres (86 hectares) allocated for development at Cinderhill almost 100 acres (40 hectares) is open space to remain undeveloped. This means around 114 acres (around 46 hectares) of the Cinderhill site can actually be developed.
