Radbourne Lane, Mackworth SPD

This Supplementary Planning Document (SPD) outlines how land at Radbourne Lane, Mackworth, identified for housing development in policy H1d of the adopted Amber Valley Borough Local Plan 2006, should be developed as part of a sustainable master planning process.

This document sets out the Council’s vision for a comprehensive and sustainable development scheme and acts as guidance for developers in the preparation and submission of any planning applications for the site.

The SPD was prepared with the full involvement of Miller Homes, the prospective developer of the site and was the subject of public consultation, specifically targeted towards local residents within Mackworth Parish in Amber Valley and within Mackworth and Mickleover Wards in Derby City.

The SPD also:

  • enables the Borough Council to set out in more detail the requirements for the future use and development of the site and enable a starting point for discussions and negotiations with developers;
  • adds weight to the relevant policies of the adopted Local Plan and ensure that development is in accordance with regional and national planning policies;
  • provides an opportunity for the public to comment on and influence how the site should be brought for development;
  • gives greater certainty to the Borough Council and the local community as to the form and scale of development of the site, prior to any planning applications being determined; and
  • reduces time delay to the planning process due to conflict of concepts or requirements.

On 5th November 2007, the SPD was adopted as Council policy and it is now a material consideration in the determination of planning applications.
