Unoccupied property (housing)
Description of service
The Council has identified reducing the number of empty properties within the Borough as a key priority. Leaving property empty can attract nuisance and anti-social behaviour, depreciate in value and reduce the value of surrounding homes, cause problems to adjoining property and is a waste of the housing stock.
The Council has several ways in which we can help owners turn empty property into an asset:
- Helping owners find tenants
- Advertising property for let
- Advertising property for sale
- Leasing to a housing association
- Funding options
- General advice
- Tenant finder service
Where empty property blights an area the Council may be able to use Planning Legislation to prompt action by the owner. Where empty property is causing environmental problems to adjoining property or is attracting vermin the Council may be able to use Environmental Health Legislation to rectify the problem. Where an owner refuses to or is unable to return a property to use the Council can consider an Empty Dwelling Management Order or Compulsory Purchase to ensure properties become reoccupied.
If you want help bringing your property back into use or want to report a dwelling causing nuisance then contact the Council's Empty Property Officer. See related documents for a list of contractors and property professionals working in the Amber Valley area.
