The latest update of the housing land supply position in the borough has been undertaken. The update relates to the 5-year period between 1 April 2024 and 31 March 2029.
The housing land requirement for this 5-year period has been calculated using the standard method in national planning guidance. This establishes a minimum annual local housing need figure as at 1 April 2024 and applies this figure over the 5-year period to 31 March 2029.
The identified 5-year requirement from 1 April 2024 to 31 March 2029, applying the standard method, is 1,843 additional dwellings. This reflects an annual requirement of 351 dwellings, plus a necessary 5% buffer to ensure choice and competition.
Taking into account the number of dwellings expected to be completed on those sites with planning permission as at 1 April 2024 (excluding those on small brownfield and greenfield sites (under 10 dwellings) in respect of which a windfall allowance is made, based on past completion rates) and applying a discount for the estimated rate of lapsed planning permissions, based on past lapse rates, the identified 5-year supply from 1 April 2024 to 31 March 2029 is 3,211 dwellings. This equates to a supply of 8.71 years.
