The latest update of the housing land supply position in the borough has been undertaken. The update relates to the 5-year period between 1 April 2025 and 31 March 2030.
The housing land requirement for this 5-year period has been calculated using the Adopted Amber Valley Local Plan 2022-2040.
The identified 5-year requirement from 1 April 2025 to 31 March 2030, applying the identified Local Plan 2022-2040 annual housing requirement figure, is 2,279 additional dwellings. This reflects an annual requirement of 434 dwellings, plus a necessary 5% buffer to ensure choice and competition.
Considering the number of dwellings expected to be completed on sites with granted planning permission as at 1 April 2025 and an estimate on small sites for the period of 2028/29-2029/30, for which a windfall allowance is made based on past completion rates between 2011-2025 and a discounted buffer. A further discount is applied for the estimated rate of lapsed planning permissions, based on past lapse rates to identify a 5-year supply from 1 April 2025 to 31 March 2030 of 3,370 dwellings. This equates to a supply of 7.39 years.
